National Health Investors, Inc. is a self-managed real estate investment trust (REIT) specializing in sale-leaseback, joint venture, and mortgage and mezzanine financing of need-driven and discretionary senior housing and medical facility investments. The Company operates through two segments: Real Estate Investments and Senior Housing Operating Portfolio (SHOP). Real Estate Investments segment consists of real estate investments and lease, mortgage and other notes receivables in independent living facilities, assisted living facilities, entrance-fee communities, senior living campuses, skilled nursing facilities and a hospital. The SHOP segment is comprised of two ventures that own the operations of independent living facilities. The Company has investments in real estate and mortgage and other notes receivable. These investments involve about 105 senior housing properties, 73 skilled nursing facilities, and one hospital, excluding 13 properties classified as assets held for sale.
